Merchants Reporting Service is a real estate title examination firm that has been servicing New England for over seventy-five years and has been under the current ownership since 1981. Our coverage area is all of Massachusetts and New Hampshire Registries of Deeds (see Services for more details).

Merchants was instrumental in the development of Home Equity Lending at its inception in New England in the 1980's. We have a knowledgeable, experienced and dedicated staff. Each of our title examiners has a minimum of 15 years experience.
Our services lend themselves advantageously to lending institutions who execute their own mortgage closings. Our reports are also an excellent resource when the need arises for an asset search, in lending, loan review or collection areas.
Our report will consist of a complete search from the date of purchase, to date, indicating all mortgages, liens, and other encumbrances found to be on record at the Registry of Deeds. The results of the examiners search are compiled into a professionally prepared, typed report that not only lists the encumbrances and liens found to be on record but will include specific directions as to what is required to correct any liens or rectify any title imperfections. We have an attorney on staff who is available to answer any title questions that arise. We also have our attorney review any Declarations of Trust holding title to property for the specific authority of Trustee to mortgage subject property.
We offer the service of document recording. This service includes an update from our original search to present; the actual recording; and notification of recording information to our client.
